When is rent due?

Rent is due on the 1st with a grace period, until the 3rd of the month and late on the 4th.

How do I pay rent?

Rent can be paid in person, or online through your Resident Portal via bank account, credit card, or debit card, personal check, or money order.

What deposits are required?

Our security deposit varies depending on credit results, ranging from a $200 standard deposit up to one month’s rent.

What utilities am I responsible for?

Residents are responsible for (1) water/sewer usage based on individual meter readings for each unit; (2) electricity through your JEA account.

Who is my cable/internet provider?

You can choose from Comcast & Xfinity / Att Uverse

Are we required to have renter’s insurance?

Yes, we do require renter’s insurance with a minimum of $100,000 personal liability coverage and we recommend personal property.

What are the schools in this school district?

Sandalwood High School, Kernan Middle & Elementary.

Is there a school bus stop?

The school bus picks up & drops off directly in front of the community.

What is the pet policy?

We allow dogs and cats with a one-time pet fee of $300 (for one pet—an additional $200 is required for a second pet) and a monthly pet rent of $25. There are breed restrictions, you can call the office for more details

Do the apartments come with washer/dryers?

You can bring your own or you can rent one from us for a Full-size washer and dryer for a fee of $50 monthly.

How do we take out the trash?

Trash is disposed of at our trash compactor.

How do I get into the 24-hr. fitness center?

Our fitness center is accessible using your access code.

Who do I call if there is a maintenance emergency in my apartment home after hours?

You may contact the office phone number, (904) 646-9158, and speak with our answering service who will then dispatch the on-call tech for emergencies only.

Is parking first-come, first-serve or do we pay for a permit/spot?

Parking is first-come, first serve, no parking fees.

Since the property is gated, how can I let my visitors in?

Visitors may use the call box located at the gate entrance to find your unit number and you will be called and allow them entry.
