What are the rental requirements?
Our rental requirement is 2.5x the monthly rent.
What options do I have for lease terms/lengths?
We offer lease terms ranging from 7 to 14 months.
Lease terms of 7 to 11 months are considered short-term leases and are subject to an additional monthly fee of $100. Short-term leases are not eligible for move-in specials.
When is rent due?
Rent is due on the 1st of each month. A grace period is provided through the 3rd, and late fees apply beginning on the 4th.
How do I pay rent?
We offer several convenient ways to pay rent:
· In Person or by Mail: Personal checks, cashier’s checks, or money orders are accepted.
· Online (Bank Account/ACH): Payments may be made online through the resident portal using a checking or savings account (no convenience fee applies).
· Online (Card Payment): Credit or debit card payments may be made through the resident portal and are subject to an additional convenience fee.
What deposits are required?
Security deposit amounts vary based on credit screening results and range from a $200 standard deposit up to one month’s rent.
What utilities am I responsible for?
Residents are responsible for the following utilities:
· Water and Sewer: Billed based on individual metered usage for each apartment home.
· Electricity: Billed directly to the resident’ through a JEA account.
Who is my cable/internet provider?
Xfinity/Comcast is the internet and cable service provider for our community. Residents are responsible for setting up and managing their accounts directly with the provider.
Are we required to have renter’s insurance?
Yes. Renter’s insurance is required for the entire lease term.
· Minimum coverage requirements include:
$100,000 minimum personal liability coverage
$5,000 minimum personal property coverage
Coverage for negligent water damage

Can I choose my own renter's insurance provider?
Yes. Residents may obtain renter’s insurance through any provider of their choice, as long as the policy meets the minimum coverage requirements listed above.
Residents also have the option to obtain coverage through our preferred partner, ePremium, in one of the following ways:
· Enroll directly with ePremium and select desired coverage options, or
· Opt into the Property Protection Plan for $15.00 per month.
What schools serve this community?
The following schools are zoned for this community (subject to change by the school district):
· Sandalwood High School
· Kernan Middle School
· Kernan Elementary School
Is there a school bus stop?
Yes. School bus pickup and drop-off are conveniently located directly in front of the community, subject to school district routing and scheduling.
What is the pet policy?
We are a pet-friendly community and welcome dogs and cats with the following requirements:
· One-time pet fee: $300 for one pet. An additional $200 fee applies for a second pet
· Monthly pet rent: $25 per pet
· Breed restrictions apply
· All pets must be registered with PetScreening and have current vaccinations on file.
· Assistance animals, including Emotional Support Animals (ESAs) and service animals, are required to complete a support animal profile through PetScreening. Once validated and approved, no pet fees, pet rent, or breed restrictions apply, in accordance with Fair Housing laws.
What dog breeds are restricted?
The following dog breeds are not permitted in the community:
Akita, Briard, Borzoi, Bulldog, Cane Corso, Chow Chow, Doberman, Dogo Argentino, German Shepherd, Great Dane, Husky, Irish Wolfhound, Komondor, Malamute, Mastiffs, Pit Bull–type breeds, Presa Canario, Rottweiler, Scottish Deerhound, St. Bernard, Terriers (American, Bull, Staffordshire), Tosa, and wolf hybrids.
*Breed restrictions do not apply to qualified assistance or service animals as defined by applicable Fair Housing laws.

Do the apartments come with washer/dryers?
Yes. All apartment homes are equipped with a washer and dryer. A monthly fee of $55 applies for washer and dryer use and is standard for all units. This charge is part of the community’s policy and is not optional.
How do I dispose of trash?
Household trash should be disposed of in the community trash compactor. Trash service is included in your monthly rent, and no additional fees apply for standard trash disposal.
Bulk item disposal is available for an additional fee. Please contact the Leasing Office for details, scheduling, and applicable charges.
How do I access the 24-hr. fitness center?
The fitness center is accessible 24 hours a day using your assigned access code, which is provided at move-in.
Who do I contact for a maintenance emergency after hours?
For after-hours maintenance emergencies, please call the Leasing Office phone number at (904) 646-9158. Your call will be routed to our answering service, which will dispatch the on-call maintenance technician for emergency situations only.
How do I submit a service request?
Residents can easily submit a maintenance request by logging directly into their resident portal and place a service request.
What are the parking options at the community?
Parking is first-come, first-served in our surface parking lot, with no assigned spaces and no parking fees for standard vehicles.
Designated parking spaces are available for recreational vehicles such as campers, boats, and trailers for an additional monthly fee. Availability is limited. Please contact the Leasing Office for details, pricing, and availability.
How can I allow visitors through the gated entrance?
Visitors may use the call box located at the entrance gate to select your name. You will receive a call and can grant access remotely to allow them entry.
